How a remodel runs
Walkthrough
We visit during a quiet period, measure the space, look at utilities and ventilation, and talk honestly about budget and what is realistic.
Design & Layout
Drawings for the new layout, including equipment placement, clearances, workflow and the things that decide whether a line is fast or miserable.
Written Proposal
A line item scope with allowances, a schedule, phasing plan and a fixed price. If it is not in the document, it is not in the price.
Permits
We prepare applications, coordinate engineering and licensed trades where required, and schedule inspections as part of the contract.
Build
Demolition, rough in, finishes and equipment set, phased around your service schedule wherever the scope allows it.
Reopen
Final inspections, equipment startup and calibration, a punch list walkthrough with you, and documentation handed over before final payment.

Planning ranges from completed work, not quotes. Equipment purchases, grease interceptors, hood systems and fire suppression are itemized separately where they apply. Your written proposal is the binding number.
Remodel Questions
Before you commit
Can we stay open during the remodel?
Often yes, depending on scope. We phase work, wall off active areas and schedule disruptive stages overnight or during closures. For full kitchen remodels a short closure is usually faster and cheaper overall, and we will tell you plainly which route your project calls for.
Do you handle permits and inspections?
Yes, for work that requires them. We prepare applications, coordinate engineering and licensed trades, and schedule inspections as part of the contract.
Do you buy the equipment too?
We can source and supply equipment, or install and start up units you purchase yourself. Either way we set, connect, calibrate and test everything before handover.
What about hoods and fire suppression?
Hood systems, make up air and fire suppression are handled with licensed specialty partners and coordinated by us. They are itemized separately in your proposal.
What happens if you open a wall and find a problem?
Older South Florida buildings hide plenty. We stop, document it, price the correction and get your written approval before continuing. You are never billed for work you did not approve.
